JUNO CRE LLC

Privacy Policy

EFFECTIVE 27 AUGUST 2026 · LAST UPDATED 6 SEPTEMBER 2026

The short version

We collect what we need to run your deals: your name, email, mobile, the files you send us, and how you use the product. We do not sell your data and we do not show one user's portfolio to another. What you hold off-market stays yours. We text you verification codes, we keep a record of what our agents did and why, and you can ask us for a copy or a deletion at any time.

1. Who is responsible

Juno CRE LLC, Houston, Texas, is responsible for the personal information described here. Questions, requests and complaints go to support@junocre.com.

2. What we collect

You give us:

Your email address, mobile number, password, and the seat you choose (owner, broker or lender). Any document you send us — offering memoranda, rent rolls, operating statements, leases, tax bills, photographs. Any verification document you choose to provide, such as a licence number, a deed or an entity record. Messages you send us or a counterparty in the product.

We collect automatically:

Device and browser information, IP address and approximate location, sign-in times, session and device identifiers, verification codes issued and used, and how you move through the product. We use this to keep accounts secure, to enforce one account per person, and to fix what is broken.

We collect from public and third-party sources:

County appraisal and deed records, recorded liens, professional licence registers, and business information about firms and properties. Where a document sent to us names other people — a broker on an offering memorandum, a property manager on a rent roll — we record those business contact details as part of the file.

3. Why we use it

To create and run your account; to verify that you are a genuine principal or professional; to read, file and underwrite the buildings you send us; to identify likely counterparties and work terms; to send verification codes and account notices; to take payment; to prevent account sharing, fraud and abuse; to support you when you write in; to keep a record of what our agents did and why; to meet legal obligations; and to improve the Service.

4. Automated processing and AI

Juno's agents read your files and public records with automated systems, including large language models, to extract data, produce estimates and draft recommendations. This is core to the product.

Two commitments. First, decisions that materially affect a person — ownership disputes, verification refusals, account suspension — are made by a human at Juno, with the agent's reasoning on the record. Second, we do not permit our model providers to train their general models on your content.

5. What we never do

We do not sell your personal information, and we do not share it for cross-context behavioural advertising. We do not show one user another user's portfolio, holdings, figures or identity. We do not publish your address or your numbers in public activity — market activity is shown by submarket and asset type only. There is no setting that lets one user browse another's assets.

6. When we share, and with whom

With a counterparty, only when a party pays to see a name. Until then, matched parties are not told about each other. When a name is unlocked, that party sees the entity, the decision-maker, an email and a direct line — and the other side is told nothing.

With service providers who run parts of the platform under contract: hosting and storage, SMS and email delivery, payment processing, error monitoring, and AI model providers. They may use the data only to provide their service to us.

Where the law requires it, or to protect rights and safety, and in a business transfer such as a merger or sale, in which case this Policy continues to apply until replaced with notice.

7. Business contacts named in files

Where a file names a broker, manager or other professional, we hold their business contact details so the building's record is complete. We may contact a named professional about a property in our inventory. Every such message identifies us, states why we are writing, and offers a way to opt out; opting out is honoured permanently across the platform. Write to support@junocre.com to be removed at any time.

8. Text messages

We text one-time verification codes to the mobile number on your account, and we may text you about account security. Message and data rates may apply. Codes are essential to code-based sign-in and cannot be switched off while you use it; reply STOP to opt out of any non-essential texts, and reply HELP for help. We do not send marketing by SMS.

No mobile information is shared with third parties or affiliates for marketing or promotional purposes. Your mobile number and your SMS consent are used only to deliver the messages described above. Text-message originator opt-in data and consent are never shared with any third party or affiliate for any purpose, and are excluded from every other sharing described in this Policy, including sharing with service providers for their own use and any business transfer. The only parties that receive your mobile number are the licensed messaging provider we use to transmit the message and the mobile carrier that delivers it to your handset, each solely to deliver it and for no other purpose.

9. Cookies and similar technologies

We use cookies and local storage that are necessary to sign you in, keep your session, remember a trusted device, and understand product usage in aggregate. We do not run advertising or cross-site tracking cookies. Your browser can block cookies, but sign-in will not work without the essential ones.

10. How long we keep it

Account records for as long as your account is open, and for up to seven years after closure where we need them for tax, accounting or dispute purposes. Files you send us, and the data extracted from them, for as long as the building's record is held — we deliberately do not discard the contents of a file, because the record's value is its completeness. Security logs, including device and session records, for up to 24 months. Our agent action log is retained as a permanent record of what was decided and why.

11. Your choices and rights

You may ask us to give you a copy of your personal information, correct it, delete it, or stop using it for a particular purpose. Write to support@junocre.com and we will respond within 45 days. We may need to verify who you are first, and we may keep what the law requires us to keep. You will never be treated differently for exercising a right.

If you are a resident of California, Texas, Virginia, Colorado, Connecticut or another state with a comprehensive privacy law, those rights include access, correction, deletion, portability, and the right to opt out of sale or targeted advertising — which for us is moot, because we do neither. Requests are handled through the same inbox.

12. Security

We use encryption in transit and at rest, code-based sign-in, a verification code on each new device, one active session per account, staff access limited by role, and an audit log of administrative action. No system is perfect; if a breach affects you we will tell you as required by law.

13. Children

Juno is a business tool for adults. We do not knowingly collect information from anyone under 18, and we delete it if we learn we have.

14. Where data is held

We are based in the United States and store data with providers in the United States. If you use Juno from elsewhere, you understand your information will be processed in the United States.

15. Changes

We will update this Policy as the product grows. Where a change is material we will give notice by email or in the product before it takes effect.
